Selection of a Project
Glenigo has a strict criteria governing the type of properties and projects it selects and will typically consider projects within the following investment parameters:
- Funding for Commercial, Development & Industrial Real Estate transactions between €500k – €10m
- Five or seven year term
- Lending to companies only, no personal recourse lending
- Commercial and residential investment sectors
- Opening LTV of up to 80%
Glenigo enters into agreements with property owners who possess specialist and local knowledge of the area. Conditions in each local area must be studied before making strategic decisions to determine which properties will result in a sound investment. The team is unrelenting in their pursuit of quality properties, using their expertise to identify investment opportunities in each geographic location.
Properties are analysed both on market macroeconomic trends and on a building-by-building basis. In addition to internal expertise, market and submarket analysis is conducted using economic, financial, industrial and third-party consultant reports. The property owner also often has more than one property in a particular market and thus has first-hand knowledge of local market trends.
